How do I quality to run for a Board Seat?
You must send in a nomination form (you can nominate yourself, but you must have a second person sign as well) by February 18, 2024 to the 640 office. Also, you must be current on your rent. If you are behind two months or more, you are not elegible to run for the Board.
 
 

Building Renovation

What is the current status of the building renovation?
UHAB says that the main part of the renovations are complete. According to UHAB, the NYC Department of Buildings has completed their inspection and have signed off and relocation is about to be announced. Notices for the relocation of the last lines -- B, C and F will soon be delivered. However, as the new roof we've been promised has yet to be installed, and many of us have lodged complaints about faulty construction within our apartments, the tenants need to decide whether they are ready to move forward with the co-op conversion given that not all repairs have been made, and there is an open complaint about dust falling into the apartments through the riser pipes.
 
 

Restuctured Rents

When will rents be restructured at 640?
Uhab has just stated (2/5) that rent restructuring will occur in March or April
 
What will my restructured rent be?
The amounts have not been released from HPD yet, but we believe they will be announced very soon. A notice will be placed under your door. We do not know what the amounts will be, but for most people they will be much greater than we are currently paying.
 
What if I can't afford my rent?
If you qualify as a low-income tenant, the Section 8 Program (see below) can help pay your rent. We have been given a "fast-track" priority to receive Section 8 assistance, so everyone who applies and supplies the necessary paperwork will receive Section 8. However please note that you must meet the application deadline to qualify, and will not be accepted after that date.
 
 

Section 8 Rent Assistance

What is Section 8?
Section 8 is a federal program to help low-income tenants pay their rent. Under the program, you are not expected to pay more than 30% of your income on rent. However, your income must be low enough to qualify for Section 8, and you must apply before the deadline.
 
How do I qualify for Section 8?
You must meet income and household guidelines. We will publish the guidelines on this website soon.
 
What will be my rent under Section 8?
If you apply and qualify, your rent will not be more than 30% of your income. For example, if your annual income is $30,000 then you will not be expected to pay more than $9,000 per year or $750 per month. If your annual income is $60,000 then you will not be expected to pay more than 18,000 per year, or $1,500 per month.
 
What if my income is too high to qualify for Section 8?
If your income is higher than the Section 8 limit, you will not receive rent assistance and you'll be responsible for the entire restructured rent.
 
How does Section 8 affect the finances of the building?
Regardless of how many tenants are on Section 8, the building finances are the same. Expenses are expenses, and every apartment must pay the restructured rent for the building to continue operating. If you are receiving Section 8, the same restructured rent will be paid to the building; the only difference is that the government will pay part of that rent.
 
If I qualify for Section 8 and are awarded a voucher, can I apply it to living in a different building than 640?

Succession Rights

Can I leave my apartment to a family member after I die?
Yes, but they must prove that they have been living with you for at least two years in order to qualify for succession.
